I wasn't "living" in Kuwait or Uzbekistan, I was only deployed there.My home of residence was stateside.I'm doing the VA 4 plex thing right now.As the above post says, it may be difficult to do this now unless he is married.

@Danielle Thompson Yes, they will count 75% of the rental income towards your DTI ratio, so if you have 100K in the bank and want to owner occupy a 4-plex, you should be able to find some financing. 

Start small with a single family, condo, or a little bit bigger such as a four plex.

Based on the income approach:For a 4 plex in a B neighborhood accross the street from a school, 2 churches, and a few large employers in a town of 40k.
