Everyone is different, but I would also say even if you buy a brand new home, there are always things that the builder and home inspector disagree on...some things are standard practice and some things are gold standard.  

This year I've started my construction business Tustian Builders.

New homes are priced at whatever the market will bear (often at Rape-acious Profits).When lumber goes up (if the market will bear)--prices will go up, but that would be independent of the price of the lumber.When Lumber prices go up, either the lumber companies, or forest owners or loggers are biting into the Rape-acious Profits of the builders.

Any recommendations of local builders who might be a good fit ?

There are local builders that will do it but, its usually counter intuitive. 

As a builder, I don't get scared of fixers. 

With a build, once we closed on selling investment house, we'd have 180 days to sign the dotted line with builder?

I asked for a discount but the builder refused, given the current seller's market I'm guessing he feels he can sell elsewhere with no issues (which I'm pretty sure he would).
