There are 3 yr, 5 yr, 7 yr, 8 yr, 10 yr ARMs and 30 yr fixed Private Equity loans available.  

I have the availability of family money to pay cash for it on the court house steps.

In addition to that i've created a pretty automated sales process for investors to utilize & am always available when you have a specific property of interest.

If so, what type of financing would be available?

Will I need to consult an attorney to draft one or are there templates available?

I think my best option is to get  HELOC on the property, so the cash is available, but not costing me anything until I find my next deal. 

We Have one friend who is experienced in investing, and knows how to get off market properties, however admitted that they only have part time and limited availability due to some family issues.

The number of available sell/rent houses has dropped quite a bit, and time on the market for most of the sales has been very short.
