It sounds like you have a good start to investing, with a house hack and a multi family under your belt already!

FYI, I went into Accounting and as I've ventured down the REI path that financial & business background has been invaluable. 

You'll likely only need to submit an income statement and a balance sheet.

I’m 25 and gratuidaded a year and a half ago.

And as this is my first one, what is the process - have them get "qualified" by a RMLO before or after signing or negotiating....... 

I'd have to run sewer and all utilities to it, as well as do a studs down remodel (it actually has good bones and a reletively newer asphalt shingle roof). 

Yeah you really just need to pay a commercial attorney for legal advise and a consult with a tax accountant.

We hired the appropriate contractors, in this case electrical and a handyman for plumbing, to finish the job according to what the inspector told us he had told the prior GC.The rough in inspection was already passed so the walls were closed.

In the future, I’ll need to find a good agent and a great contractor to fIx up the units for a competitive price.
