Most banks that sell the note to Fannie or Freddie will allow 4 or 10.

I found that HUD allows rent of second unit to add to qualify income, so i still get hud buyers, not just investors.Guy 2 lot next door is building new house and he says i should get $350k for property with second unit.  

In addition and along the same lines, there is no provision in Colorado law allowing the new owner to boot a tenant so that the new owner can occupy the tenant's unit. 

We move from Alva to OKC this week into a short term rental, which will allow us to look at properties much more quickly than when we were 3 hours away.

Until then they would continue to owe rent on the place and failure to pay will result in an eviction which will remain on their credit history for an extensive period of time.In the future it may be useful to include (if allowed in your state) an Early Termination Clause in your lease.

These loans are not governed by Fannie or Freddie...so they might allow more seller concession...but they have higher rates, or they might be adjustable, or maybe even only on a 15 year term....and sometimes all three.  

If you find a bank that allows you to open up bank accounts using a series LLC, let me know.
