I, of course, read Rich Dad, Poor Dad as well as a few other real estate and personal finance related books and soon after I found Bigger Pockets while browsing the web for RE information!

Cold calling/call centers/ paid leads was something we did a lot of and it worked well enough as one lead source among many, but we found in order to scale efficiently past a certain level it was important to focus more on generating inbound leads as much as possible which we did through consistently asking for referrals, brand building, web presence/ SEO/ content, email marketing, advertising both online and off, media coverage, social media, events/shows/speaking engagements, traditional/ offline networking, direct mail, etc.

2) Finding contractors to do design and renovate. 

It is designed to be moved from property to property.

We chose a Meditteranean design for the tiles in the balcony and bathroom to give it some character!

And I've learned the AMO designation simply means the property manager has a lot of paperwork and doesn't have any impact on customer service.  

I didn't own property in RI when I lived out of state though.I usually encounter the out of state issue at closings when one or more of the sellers are out of state (since the sale is subject to non-resident withholding).More rarely I encounter it when I run across tenant issues and the out of state owner has failed to file the nonresident landlord form with the RI secretary of state, since the consequence is "rent for the dwelling unit abates until designation of an agent is made and landlord shall be subject to a fine of up to five hundred ($500) per violation".Unfortunately the first time some out of state owners find out about that requirement is in eviction court when they find out that not only can't they evict, but they actually owe the tenant any rent that was collected during the tenancy before the form was filed.

I am really looking for something both mobile and web friendly.Because I dabble in Homes and multifamily, I would like to be able to categorize both, but also categories more than one opportunity under the same person for follow ups, etc.Maybe even go a level deeper and have personal / work opportunities to remember.
