Another factor to consider is whether the property is a long term rental or a short term rental.

Make sure its viable as a long term rental in case STR gets banned.

If this is a qualified retirement account (tsp’s are) then you can transfer/roll this into an SDIRA or solo 401k and as long as the custodian allows for alternative asset investing you can invest in real estate or just about whatever you want.

Have not had a 'issue' selling in the past five years..I would say the additional development cost of an extra bedroom/bathroom are probably well worth it in the long run..Good luck.
