asking price was 195K I counter-offered with 185K based on my calculations (NOI,Cap rate and other numbers to truly calculate how much the fourplex is worth based on the NOI)I have self-mastered the ways of calculating investments/rental properties to know how much is the right price, to know if I am submitting an offer at a discount, to know if I am submitting an offer at a premium, etc.some of the books i have read is the millionaire  real estate investor but found it rather basic, since it is common sense generally.I am in this for real estate venture for the long haul, everyday I am thinking about it, that's what keeps me going and pushing, it is fun.

Anyway I immediately emailed him a thank you for taking the time note and encouraged him in hos ventures even if we don't end up doing a deal to keep in touch as we are both new to this whole thing.All that was to say - thanks for the torrent of great information and the encouragement that I get from all the podcasts and webinars and the forums and the ... well you get the idea.

In looking into the fix & flip you may want to look for someone to partner with on your first couple deals just to get started or even do a JV (joint venture) with someone or even a private or hard money lender where you can get 100% funded.

@Kevin Greene I work with a few companies that offer joint ventures or allowed me to be added to their buyers list.

(you can go find another property to live in (even renting).. get a renter in your place... and then refinance... if it appraises for 220.. you'll get a chunk of change  (above and beyond what you owe )a potential issue is that you're not going to beat 3.5% rate.3)  Joint venture...  

My strategy in every venture I've made a killing in is ask every question that comes to mind no matter how stupid because you'll eventually have all the information.
