I'm going to go to my credit union and talk to their loan officer to get as many answers as I can, but I'm still at the point where I don't know what I don't know, so I'm hoping that some of you can provide me with questions or situations to ask the lender about that I may not know to ask. 

I believe one of the owners of Performance is also an attorney.I've dealt with M&M a lot, as have a couple of my agents (acting as agent or principal), and also my husband on the lending side - literally every transaction has resulted in frustration due to varying levels  of incompetence demonstrated by their staff.As far as real estate attorneys go, it really depends on what you need.

I am a local real estate agent with no money no credit and I work at a 9-5 job part time.

Will a Bank help me fund my first deal without any money ? Is there way to close a deal with $500? Can I just double close and pay from my commission and leave with 5,000$ profit for assigning a contract .?

So far i've checked with multiple banks and credit unions and found nothing. 

@Nick CockrellCan you get a unsecured line of credit for that down payment instead of the partner ?

I can probably achieve or partner with someone who will help with the Net Worth, Credit Score, Cash Reserves and am planning to buy something that will have a Debt Service Coverage Ratio above 1.25%, but I've never bought a commercial property before. 

We've seen this in several small jurisdictions in the Houston area so it will vary by jurisdiction. 

Never try to help a tenant improve their credit rating.

Income 3 times rent, no eviction (ever), no major criminal background, good rental history and references, decent credit etc etc.
