That way you have more capital on hand for the next deal.Just curious, why would you include utilities since these are almost always paid by the tenants?

There could be involuntary liens such as code violations, water and other utilities that survive foreclosure  and are not necessarily recorded 

I utilize different exit strategies depending on the property, but primarily look to wholesale, and hold.
