The front building was built in 1900 and has a 2 BR unit lower (current rent 675) and a 1 BR upper (current rent 500).

In my in town properties I am doing white uppers and light to medium grey lowers/island or all light grey.

JPMorgan Chase's main campus is here, and developers are hard at work turning this area into a live/work/play environment, much like Downtown and Upper Arlington.

It has recovered from the 2008 slump and then some.That upper Grove St. area is pretty nice. 

The upper unit (floors 2 & 3) is occupied by tenants with a 12-month lease and the lower unit is short term rentals (Airbnb).

They'll all be break even soon enough - probably next year when I increase the rent $75.But seriously, I was saying a breakeven house in a nice area vs. a fixer-upper in a worse area. 

Most of my houses would sell to tenants for more than double what It costs me to buy a fixer upper. 

It was a great fixer upper and he got bank financing to purchase and fix it up.

Hi everyone I'm a newbie and I would love to invest in real estate.I bought my house as seller finance deal just finish paying it and I think that I should at least be able to get 40-50k on a heloc.I really want to do the brrrr strategy with a fixer upper but I have no idea about how to go with the rehab.i worked in construction hanging drywall before but I just have no idea on how to go about the permits,inspections and all of that.
