Ok, I've been reading a good bit on comps and well I'm a little bit out until I can start pulling triggers and hit up agents and try to find deals.

Again, we would never trigger a due on sale clause for the sake of triggering it. 

@Darrick LoweIt is rare but transferring title might triggered due on sale clause if you are concern about liability I would suggest talking to an asset protection attorney they can review with you the best options.

I'd probably try and find out the real HOA charge instead of an estimate before you pull the trigger.

@James Galla Yup my spreadsheet gathers info from Zillow, Redfin, Trulia, and past sales info if available.I don’t know where to find a AVM software without paying and what is referenced earlier.When it comes to finding a realtor to do appraisals this is off market and I’m sure they wouldn’t be happy to put together info on a 12 property package.I have reached out to a couple BPO outfits locally to see what their pricing is.Looks like I have my bases covered, I guess I just have to pull the trigger.

Real estate is one of those things you can study for years until you actually pull the trigger and acquire your first property.

I apologize for the long post in advance :)Anyways, it's been awhile since I've visited BP but over the past couple of years I've been looking into buying rental properties for passive income (but too "scared" to pull the trigger).

@Cole Jackson sad to say man but asset based lending across the country is drying up faster than sand at the beach.
