I am currently converting paper assets into hard assets (SFR's) for the long term investment as well as building passive cash-flow to exit my current career.Currently we are buying houses off the MLS as well as distressed properties (estate sale/pre-foreclosures) that fit our investment criteria.

I send out between 5k-7k letters a month..I have a bulk mailing permit from USPS..So it cost me roughly $300 per 1000 letters mailed...I print my own letters ( not yellow letters) I use simple white copy paper.

The bathroom toilet appears to have overflowed (when the water was on) and there is dried up feces and toilet tissue all over the bathroom floor. and that is just the downstairs...I only took pictures of the downstairs because I forgot to take pics while I was in there and had to come back after I had already left the property...but the smell was so bad I didn't want to stay in the house let alone travel up to the second floor.

Well I don't want to beat my own horn but I believe in getting on title, whether it is subject to, land contract, using private lender money, using credit or cash partner money, buying a wraparound mortgage, etc. then and only then advertising the property for resaleIf you're advertising "paper" like a an option or sale and purchase agreement "and/or assigns" then state that on craigslist or whateverI don't think the regulators would care saying that you placed an ad on craigslist...
