My only add on to this is that, never buy on faith, always complete thorough due diligence. - Genius, experience and great advice.

Also be sure to thoroughly read the addendum as this is where the bulk of analysis and explanation takes places. 

So if somene is going to "educate" please be thorough and clearly list what states you are referring. 

The logical/math side of me combined with my willingness to take risk says go for the RE, but I do have a conservative side that gets nervous that I will mess up somehow, even though I'm pretty thorough and diligent when I set my mind to something.

I use MB's SDA everyday and have educated myself pretty thoroughly on it.

Also, I keep coming across the "economic opportunity zones" talk but I cannot seem to find any thorough research.

I DID think he meant San Francisco....haha  I will try to read more thoroughly....being from California I'm unaware of rents in other states... :0)  Have been a landlord it seems like forever, so need to focus!  

The downside of Airbnb is you can't screen more thoroughly, but the upside is you have Airbnb support and the Aircover program to help if needed.

Choose a better, more thorough BGC.

While it might be a bit more effort and you have to thoroughly vet inquiries, you can have success getting bookings.
