Our goal in investing is long term benefits (we would like to plan for retirement and helping our kids get started as adults), also plan to gain passive income, maybe gain one property every other year or so.

This benefits me, because I'll still collect the rental payment and have the ability to evaluate the tenant before anything more long term is signed.

Here is what is being considered:SCENARIO 1):1) Parents loan us money at X% rate.2) Loan terms would allow for early payment without penalty (we would get a conventional loan in 2-5 years to pay parents back). 

Also last November I bought a single family house that is an airbnb and it has a 1/1 apartment in the back that is a long term rental. 

It's been steadily growing in terms of population, rent rate and appreciation.

Currently, we have a commercial policy with State Farm but when our lawyer reviewed it, she recommended we increase our medical liability coverage.

The only options that I see are rent by the room, mid term, short term, or just putting more money down.

Trying to figure out what their pain point is to see if terms might help.
