Many of those techniques are detailed on this site in other threads.If you look hard enough, you may very well find a motivated seller who will finance your purchase, especially if he's having a hard time either selling it or managing it.

So believe me....if she will encourage you to break the law charging more than you can charge, then she will sure as hell be the type of person who will rip you a new one for a technicality....such as you not fixing a minor repair in time, etc etc etc...Not saying she is a bad tenant, just saying knowledge is power and there are tenants out there who live somewhat rent free bending their landlords over barrels with their knowledge of RE laws....

Here are details: first mortgage( foreclosing ) $525,000 owed, value of the land about the same tax delinquent $12,021 if it matters the "filed only" construction loans $2175 and $13,325 My thought is to try and short the loan and buy before any liens are filed.
