I'd recommend talking to some local banks about doing a cash out refinance on your properties.

Part of that is also 'speaking her language' when talking about the big picture (Ie.

I am generally dealing with wives only since they are paying bills/rents and also talking about repairs/problems. 

I have talked with other people that have used Renters Warehouse as @Chase Keller mentioned and I have heard nothing but good feed back. 

People I talk to from the city get shocked when I tell them how many properties they can get out of state for the price of one property here.

I have not done a fund yet, but from all the sources I have talked with a fund is more difficult to raise.
