I think it'll end up just being cheaper for me to take down a wall and amplify the space than have to pay for a compact unit.

The wire railing systems are appealing to me because it would allow for the open floor plan feel to be continued.The railing that is to be replaced is shown in the photo and the wall to the right of the photo is removed replaced by a 1/2 wall into the kitchen for the "open" feel.Thank you for any feed back and if you have different ideas please share!

I have had rust in my vents every year and reported it to management as well as cracks in our walls that that haven't fixed.

In Calif, it is code to have the water heater strapped to a wall - - and yes, they take pictures and report the condition to ESCROW, not the city.

Minor diy work with little contracting like adding a wall to make a 4th room (old owners took the wall down a long time ago), restaining cabinets, backsplash, flooring, paint walls, tile, crown molding, add tub to half bath by knocking out closet, fixing up the master bedroom en suite, etc.
