Also, if I start out getting the properties on my own, while having sufficient property insurance, will I have issues with the mortgages when I transfer the properties into a separate entity?

Now on the other hand the other tenant states, "I get a three day grace period by law!!!"

Are they all on the same lot, or are they three separate sfr on separate legal parcels?

We have three options in my town and their pricing is very similar so it is pointless to move unless your service is bad.
