Although I've been investing successfully for years in Atlanta, this was my first investment outside of Georgia.

I am also looking for advice on ways to set myself up for success going forward. 

I have been successful offering private financing at 6% interest only payments to borrow cash and use as down payments.  

I know some folks do BRRRR successfully, I am not arguing otherwise. 

One, and this is the absolute key to financial success, is spend less than you make. 

Try reading as many books as you can and keep seeking guidance and success will follow.

I certainly know some very successful people in the business who don’t have it.
