@Pamela StarnesI cannot recommend specific firm(s), but would encourage you to evaluate the various business models available, between having a 3rd party IRA custodian, establishing a Checkbook IRA LLC or a Solo 401(k).  

Great business model, don't need or want a RE license, and everyone is happy. 

Some of my properties have trusses and no floor space, but a few have old style framing, and floored attics, where the HVAC and water heaters are.  

We have done very well turn our transient life style (active duty military), into an awesome asset!

Their model may be to only keep certain types of notes, but there will be notes that do not fit what they do, so they will sell them.

But maybe thats how it works.The one nice thing about your model is that you're able to do it with very limited out of pocket which is great.

Realtors can provide great service and may be a great asset to your business model, but I would not have these types of conversations with Realtors about wholesaling, 40% under market, etc.
