Another note to add is that there is still about the same number of listings coming to the market.

That is why its up to you to make them understand just exactly what your scope is and if there is a change order it needs to be noted on the contract. 

On another note using the same example as above - For cost segregation, I heard that generally the upfront depreciation it can generate (after having engineers appraise the building) is roughly 20%-30% of the purchase price.How would that work?

On a side note, I'd tread lightly down this path, there's a lot of grey area here that could very easily be interpreted as a fair housing violation.

@Dennis M. there's alot that goes into that number.  90% of my portfolio is on 15 year commercial bank notes. 

@Preetinder SinghNot sure how things work in CT, but I was able to get my course book about 10 days before the classes began and was able to read through it and take notes before class even started.

Having to disclose the drainage issue on my non disclosure agreement with the buyer would be nice to note on there that it was done by a very reputable company with a lifetime warranty but we bought the house within 2 days of it being listed and were bidding with 3 other couples so I don’t think I will have a hard time with the resell.
