Obviously this is not the only option but I'm very satisfied with the returns and the speed my account is growing... 

It would take a while for the federal government to auction off the real estate.I think it would be about 9-12 months unless they decide to speed up the process.  

There are many factors that will affect the absorption and buildout of this project that can either slow down or speed up the time frames.

Though I could just save up money for years to buy a rental property, I also believe it is a good idea to flip or wholesale for cash to acquire my buy-and-holds, and sort of speed up the process of achieving my goals.

This can take a lot of time, and sometimes speed is important on a deal.

If I accept payment, even partially, then I cannot speed up the leaving process by giving them the 7day late payment notice.

All the technical obvious stuff aside like site speed and all that Jazz, all you need to do is make your website very credible.That is literally ALL I care about ranking mywebsites and all my students websites to the top.All I do is ask one question.

In a hot market time is key so speeding up the ability to get answers to questions is vital.

I would not use the same GC for all three deals, especially if you do not already have a good working relationship with them and know the quality and speed of their work.
