Nearly all will say yes and then, their interest payments start again at the next closing (to buy) table.So they earn interest while the money is loaned – from purchase to sale.Now if I have someone's money less than 90 days, say on a house I wholesale, I do pay a minimum of 90 days interest on all loans.

According to Experian "78% of U.S. consumers' FICO® Scores are higher than 620." 620 is objectively a very bad credit score with a high probability of delinquency.For my rentals, 700 is the minimum and any applicant with lower credit score will need someone else to serve as a personal guarantor.

Someone will point out that the 2-4 unit have a better track record of appreciation these past few years, but as mentioned I suspect that's largely being driven by the residential DSCR loans, the same way that being able to get a $200k student loan for an associates degree in basket weaving will drive up the cost of basket weaving education to $200k (and if the loans for the $200k basket weaving degrees went away, the price of a basket weaving degree would instantly drop, true or false?).
