I never text or answer text unless its my wife or kids or one of my very close business associates.. realtors / PMs and Especially a tennant would never engage them I mean half the time i dont even read my text messages but once a week or so..

As a sponsor who has worked his whole life engaged in the struggle that it takes to buy, operate, and sell thousands of multifamily units, I too see the practice of saying that they've syndicated thousands of units, when their signature isn't on a single deed and they've never bought, operated, and sold property, as questionable.

Hey @Felix Torres setting up facebook ads and getting quality leads is the easy part for me as I do social media marketing for a living - if you can convert the leads into sales this would work well for you, if your still trying to find your first few deals then it might be cheaper to drive for dollars to get started.

And I have more questions, I would ask a lender/broker with the proper experience.I am trying to get absolute premium rates and the two very experienced commercial lender/brokers I have engaged(with the best rates and deals), say two different things...one says, that according to his underwriter friend at his preferred lender, a brick apartment building with appropriate Los Angeles County legally mandated retrofits will be 50/50 chance of passing the ($2500 cost to borrower) seismic report... the second says that..." no brick 5 story building with the city mandated retrofits, will ever pass a Fannie backed commercial lender seismic" Are they full of it?
