@Paul Wakim, thank you for the detailed explanation of what you managed to do with your own culled lists using a programmer's services.

Adding up taxes, debt service and any property management seems to make it an unreasonable investment at $300k.  

Lenders have a couple of legit reasons for this information: 1) Arrive at a value for the business absent a business appraisal; and 2) Verify the cash flow from the business can service the loan.

Make sure it explicitly explains the process for termination if you are unhappy with their services, but especially if they violate the terms of your agreement.3.

Those revenues come from great sales training and active customer service. 

If not, I adjust the ads and give it another week.The key to advertising, and none of us are experts at it, is finding who you want to a provide service to, and what value you're going to give them. 

Not very good for tenant customer service. 

I'm putting a substantial  amount of money down, so my deal looks good with respect to LTV and DSR, two things they look at. (1031 exchange, and I am more focused on net income after debt service as opposed to maximum leverage.)  

Services like Cozy and Smartmove can handle the background and credit checks.
