The numbers dont make any sense compared to what you can find in the midwest or south. 

No sense in buying an AC unit from one company for 5 grand, when I can get the same unit installed by someone else for 3,500.

I have been looking for multi-family for a bit in the area, and it is hard to find much of anything that makes any sense to an investor.
