Helpful to know any combination is accepted practice and is available to me as the owner.As for researching each professional, aside from word of mouth, confirming licenses/insurance, and comparing bids, I feel like the final selection comes down to one's gut feeling during the initial meeting and subsequent interactions.

The more rural ones closer to 7 cap with new lease and then the upgraded brick in suburban area closer to 6.0 to 6.25 cap.Sweet spot I target with my clients sometimes is 7 to 11 years remaining on primary lease term.

I have great property management, an abundance of deals and plenty of motivation but contractor relations is my weak spot.

I am trying to learn more about the pros/cons of considering Section 8 (I would not plan to lower my rent, my standards for selecting a tenant, or my expectations for the tenant to follow the stipulations of the signed lease).P.S.

The current house is A class or at least a nicer home in a very good community but I believe its a little high end for a sweet spot as a rental.
