I think I'll include some before/after pics of my most recent buy/hold renovation too, to show them I'm serious about this.

I need to have all angles of the house so I can work with my contractors via pics from afar and not wonder or remember anything.I then, over the phone with my realtor, went through the whole house with pics and agreed to the rehab plan (most of which we did in person during inspection).

During the initial inspection the inspector found two small things that needed to be fixed and all I did was go over and fix the two things and then email him a couple pics showing that they were fixed and he signed off on it. 

And then we have the exterior paint which when you see the pics you will see that the paint is in very rough shape.

Perhaps there's some great ones who have relationships with big management organizations, but IMO a broker who scans ads for inventory to show is a bottom feeder.

Still, I can’t tell you the shock and disappointment when the scanned copy of those leases hit my email account.

I know software like this is only designed to do a light scan across markets before diving deeper yourself, but I'm starting to wonder if it's even that helpful as a first step.
