I usually know when I'm talking to a real landlord - we start trading war stories and tax woes ;) The tenant is already out of their property in most cases and living on someone's couch.

If you are trading for your own account ie your own entity it is 100% legal.Think about it this way: Freedom to and of contract is a public good.You entered into an agreement to buy a house.You elected to assign the contract.Therefore any restriction on wholesaling is contrary to public policy!

I do have a real estate license, but plan on doing fix and flips to start and learn how to wholesale down the road.Im looking to go to some local REI meetings and meet other investors that want to trade idea's and talk about ...well REI of coarse!!
