It looks like I could safely get away with renting it for $1100 in this area based on CL and current Zillow listings.

Any advice on this would be great.While most of our time has been spent researching the Capital District I would be interested if there are any suggestions for cash-flowing markets closer to NYC.Hope you all have a fun and safe Memorial Day weekend.

I have been a contractor for 25 years so I feel pretty safe in evaluating what I see.

SF would probably be a safe way to go.  

To be safe, I would do this before buying by taking the contractors on 3 separate walk throughs with a "buyer's" real estate agent.

Either socially or to invest*   I feel 'safe' in terms of land value, appreciation, and over all rental and sales demand when you're in a geographically limited area. 

Petersburg area has an 11% chance of feeling the impacts of a hurricane in any given year, so I don't know why you'd take such a risk when Arizona is measurably a safe bet.
