If you aren’t in a premium area, I’ve learned to lead with the worst aspects of the apartment (undersell) thereby weeding out the dreamers and surprising the applicants that survive the - less than flattering marketing - (over-delivering) with more than they expected visually.

We had a report of roof leak in one of our "D" neighborhood properties and this is what our handyman found: He said it is a bullet hole (not from tenants inside).

For example, 5% for capex on a SFH in AL on a $900/month rental (so $45/mo) just wont cut it if you have a roof that needs to be replaced within 15 years and will cost $8K - you need to save $45/mo just for the roof!
