If the LL does not resolve maintenance concerns then the tenant may opt to terminate the lease, but I suspect there's a process for ensuring interested parties are accommodated fairly (shoulder shrug).

The cleaning is looking to cost around $10k alone - and this doesn't include replacing soft furnishings, or the HVAC system - as we have flexible ducting and Colorado meth regulations don't allow the cleaning of flexible ducting.Not to mention we've had to move out and find other accommodation until this is resolved - which is looking to take 4-8 weeks.My insurance have said they don't cover the cost to remediate meth contamination, but I've not pushed hard on them yet, as I was waiting for the test results.Any help / advice would be much appreciated!

While I wished this was resolved earlier in November, I do feel a bit more at ease that what I experienced was a one off and not what is typical of what REI provides.will still refer them to F&F in the future.

I would suck it up as a lesson learned, resolve the current situation with the tenant (which probably means you pay $ to shut them up) to avoid further legal troubles, and have the heat immediately separated in whatever way makes sense for this property.
