My area it is $6 sf to replace with a moderate LVP. 3000 sf*$6 sf=$18000/ 10 year life span/12 months in a year=$150 per month for something you just put in brand new.

I increased my repairs and maintenance to 10% of the income, added a replacement reserve, increased the contracts & payroll, increased the management fee.

I figured as long as the rent was paid it was more money , I was gonna have to clean paint and replace a lot anyway .

I have a gazebo to build, a house to paint, and a sewer line to replace (only referencing the large tasks).  

I recommend beginning to replace them one at a time.

That happens when beams need to be added or replaced and one side of the house is sagging lower than the other.

Have you ever had an older roof that you were told needed to be outright replaced? 

I am shortly doing a 1031 on an investment property and really there's not a lot clear on how you compute the cost basis of the replacement property or properties.   

This is not to replace a home inspection that the end buyer should get on their own, but a detailed report that your home inspector can provide to reflect the true state of the property in order for buyers to consider the property and move forward.
