I've been doing home repairs my whole life, but know when to call in the professionals and am not ashamed to do so. 

During our first 20 years of owning, managing and doing all repairs and maintenance ourselves, I never formally evicted anyone.

I used the standard 5% vacancy, 5% repairs, 10% capex, and 10% management.

While I don't believe tech will be the end to residential realtors, I do think that whatever you do, it would be wise to adopt and learn new relevant RE technologies along the way to stay ahead of the game.
