As you grow and scale (to the extent you want to) you'll always have the option to evolve and evaluate new opportunities.

Really appreciate any advice, good or bad as need to start somewhere, I have to remember that if they want 3-5 years then I still have to pay extra for that mortgage payment so need to factor that and closing costs into my final agreed price but hear that any repairs from the agreed day forward are the potential buyers concern so I guess they should do an inspection themselves before we agree a price.

What may be driving the increase in prices is the growing population.

Do you want to keep a small # of properties your whole life or grow to 100s or 1000s or 10's of 1000s?

Now I saw your other thread about buying in the Milwaukee Ave corridor, but remember that this area has already seen a huge wave of price appreciation.

That'll provide the basics, but they'll probably be written in 2002, so remember that the Internet changed a bunch of things. 

You picked out a few really good neighborhoods to search because its still cheaper than LA proper but they are growing/changing in a positive manner. 

That way as I grow my business they kind of grow with me.
