Find at least one company that uses the software and ask them if you can call for advise if you are having trouble (preferably in your same time zone) A lot of the PM software companies have a 24 hr wait on support, so you either have to go to their support page and read to find your answers, or find a buddy you can call.

Problem is it doesn't count for my personal credit and even the banker I worked with tried but said how terrible that was that they wouldn't count it.I'm not sure if everyones not understanding our plan or I am just getting myself into a mess but basically what we want to do is take advantage of the fact that we are in college so we don't need any money to support ourselves while on campus.

Given that, you're fighting an uphill battle -- you need to convince them that it's not worth $133K (even though it likely is).Since you'll likely find it difficult to argue the BPO (unless you have strong comps to support that their BPO is wrong), it's generally easier to argue that repair costs are higher than expected.

I think if you need the cash flow right away, then go with the best of the worst.However, if you can financially support the vacancies, then I agree with others in that you are better off leaving it vacant and hope to find someone you are comfortable renting out to as opposed to someone who will give you problems all the time.
