In short, unless you plan to do some significant rehab and hold it for another year, I doubt you could increase the valuation with the high revenue.

I make that drive regularly (used to do it once a week).The travel time might make an attorney worth the money - I'd consider it if I was facing that kind of a drive for a round trip in a day.

Now I have two different ideas... the first is to set up each property with its own LLC and the second idea is to set up one LLC and inside this LLC a title-holding land trust for each of the properties this way after each flip I don't have to keep setting up and closing an LLCLet me know your guy's thoughts on this situation,Thank you.

Regular banks have some good HELOC deals, online lenders are quick and easy, and hard money lenders are speedy but pack a punch with higher rates and shorter terms, more for quick money needs.
