I want to make rent increases begin May 1… do I make 1st month of lease begin April 1 at old rate or begin leases at May 1 with new rate?

He knows that area well and that would be my first stop .Secondly there were some pretty bad actors selling US props to Aussies back in 2011 to about 2016 when the exchange rate was so favorable to Aussie dollar.. but so man Aussies got totally ripped off paying 2X 3X 5X over the actual values of the properties.. 

And mortgage rates at the time.

I will say, all of my insurance rates have gone up significantly and I'm terrified for next year.

When a great deal comes up, and everybody else is looking at comps, evaluating cap rates, checking leases, this guy is researching arcane chain of title links trying to find an overlooked heir from 1934, or a long abandoned mineral lease.

I also cannot imagine companies with hundreds of units getting better than 4.9 out of a 5 star rating. 

And the good news is they go away in the future against higher taxes and tax rates.
