In my state (NJ) and from what I've heard if I obtain my associates license I need to work with an realtor to keep it active or to have access to the MLS.

@Kate AndersonSTEP ONE:   Attend as many REI MeetUp groups and REI Association meetings as possible and become a relationship building machine.STEP TWO:  Study all you can on marketing and become a marketing machineSTEP THREE:  Find an active investor in one of the local groups who will take whatever deals you find and determine if it can be monetized.

@Garrett Beecher  I have personally only been a speaker at the reias a few years back but I know they are active here as well.but yes very tight market for fix and flip... a few of the larger builders that got hammered in 08 have gone into infil and rehab ... and they are stout competition...
