It's worth around 309,900 but due to some bad luck (Carpet delivery had bad carpet so we had to wait again) we missed the window for back to school to list the house and it's been sitting on the market for a couple weeks with a ton of showings but no offers (Williamson County is one of the top public school districts in the country).

I do not think this is true... there is a common believe that you should establish an LLC to invest - and then you open a business checking account for your LLC.. other then that - the LLC has no TAX benefits... it is used mainly as an extra layer of protection between yourself and the property..3. for loans - nothing lower then 40% that is correct, however - you should buy first properties CASH, file income tax every year - and that will start your credibility in the US.. fell free to reach for any questions:-)4. correct in most casesGood luck!!

It's not a big deal though, as an umbrella insurance policy probably gives you more protection than a simple LLC (any lawyers can chime in here and tell me I'm wrong).

Now that statute only applies to Philadelphia and Allegheny County, but I can see tenants arguing for protections using common law principles.
