@Ryan Ocarroll  I don't think you're going to find a quick and easy answer to your question without having a big margin for error. 

I Google'd up a list of about 10 and called each one for a quick chat about rates, their company, and whether they might specialize in particular types of investments (single/multi family, vacation, AirBnB, etc).

@Peter Bui So I did a quick analysis on the deal through the financial model I built and this doesn't look like a good deal at all even with missing expenses that you can see from the below charts.

For this option to pay off, it seems that I would want to minimize transaction fees, and find a place that will have low vacancy rates on the rental market and is likely to appreciate quickly.

As a quick example, there are Townhomes in Windermere and Winter Garden in the high 200 to low 300 range, some of which have detached garages with Apartments that would work ideally.

With a quick search using the biggerpockets search bar, if you type in “how to find cash buyers” you’ll find more strategies than you will ever get on this single thread.

It seems a lot of people on here are so quick to jump to sending letters and eviction.
