If you are going to bid on foreclosures you should know your state's laws and procedures.

When I moved into being an agent full time, I decided to join the market leading brokerage in my metro area, and decided to join the highest producing office of that company, and decided to measure myself against the top agents in that office.

Try looking for a property that your money can serve as a down payment that will produce some cashflow.

It should be because it produces nice cash flow and/or appreciates in value.

Also, god forbid I pass before the property is paid off the death benefit can be used by my family to pay off the property, then dump it off to a property manager, and live off of the income produced rather than stress about replacing my income.

When I asked the building inspector about this he said because it's so hot and dry here that the little bit of moisture produced by the shower immediately vaporizes once it hits the attic. 

We don’t outsource our labor and obviously it’s in our interest to complete quickly and produce a quality product.

Also, somewhere that has a great culture and top producers who are open to sitting down for coffee, answering questions and providing guidance would be something I'd look for. 

My payment is right around $3000.00 a month and the properties produce about $9500 in rent.
