Here's how I would calculate Capex: total up all the big-ticket items that haven't been recently addressed (roof, plumbing, electrical, HVAC systems, sewer line, kitchens and baths/in-unit upgrades/appliances, parking area/driveway, landscaping/exterior, etc.).
