I am in my early 20s right now and still living at my parents rent free.I have the idea of moving into a duplex for the 5% down and renting out the other side however the market is very slim picking for single family homes let alone income properties.

Pick a channel that fits your budget and start funneling your marketing toward those people.

I used to manage low income tenants and (with some of them) if I didn't pick up rent on their pay day, it was gone.

I'm a new investor, we (my wife and I)  own 1 single family rental and are in process of picking up a duplex. 

Pick a strategy, learn it, implement it, get good at it, then expand.  

Once you have this team in place, you should be able to confidently invest in any market.As for picking a specific market - I would go after one with an increasing job and population growth.

Depending on your answers to these, that will determine the strategy you pick.

I've talked to a few realtors about properties, offered to take them to lunch to pick their brain, etc., but I think many of the local agents are busy thinking about closing their deals and not really motivated to help find something.Anyways, I'm a newbie with a fairly substantial amount of cash to invest. 

So, when I picked it up most of the work was cosmetic (paint, flooring, fixtures, etc.).
