I don't mean to be rehash what everyones' points were but only to support my observation in this excellant topic/thread, that there are many factors or variables that play in our selection of that perfect rental property and that using any hard and fast rule in the selection process might be best viewed by the new invetors, with a pound of salt!

I've since come across a California law, called the "Moore Marsden Law" which entails a perfect and fair way calculate ownership of property before and during marriage, and after divorce (should it happen).

And countering at full-price when you offer 25% of full-price is perfectly reasonable as well -- they want to see if you're serious about coming anywhere near full-price and that's their way of giving you a second chance as opposed to just rejecting your offer; again, something I'd do on one of my properties.

Another reason I like the privacy afforded by an LLC or Corporation (although it's far from perfect).With title held by my LLC, I can honestly state I am not the owner but merely manage the property for the company.

My portfolio consisting of mostly bonds has performed YTD better than the aggressive stock portfolio.Check out Modern Portfolio Theory its not perfect but I think its probably the best system one has of managing a general portfolio.To complement my MPT portfolio, I have a small retail trading account that I like to trade forex and futures and after months of frustration I have been repaid by my S&P shorts!
