I personally hear from tons of people who think the market will come down, due to the struggling middle class and the fact that it will get worse.

The quality of the people that you allow to live in your property directly impacts your monthly profit and also will arise when the relationship ends. 

Even when you exclude the ones who are simply renting out their own spaces - second homes, pre-existing ADUs, spare bedrooms, or their RVs, the number of people that started with less than we have is likely still significant.

Calling around, most people are quoting ARM rates at higher than a 30yr fixed.
