Don't get caught in litigation for failure to comply with the Fair Credit Reporting Act.

All minor traffic incidents many years ago (No insurance, failure to register vehicle, failure to wear seatbelt, driving without a license etc.) but solid income and no prior evictions we could see.

Have them show you where the failures are that need to be addressed, if any actually exist.  

I would add that failure to respond to an email within one or two business days is NOT a good sign.

I am willing to do all the legwork, and don't know the meaning of the word failure.  

The trick is to do this intelligently so that a failure doesn't take you out of the game.

Don't think that one particular out of state market will shoot you to success or abject failure.

Failure to provide that automatically makes me liable for any amount withheld, if the tenant decides to sue me.
