(If I remember correctly, Jay Hinrichs posted his contract where he states explicitly that he might make "a ridiculous assignment fee" and has no problem telling a seller he might make twenty grand selling their house.

I'm at that age (27) where many of my friends are also entering the homeowners market, and all have grand dreams of what they want their first home to be.

Next...Zillow shows purchase price a ways back of 34 grand?

One of those issues is what i'm looking to solve by potentially joining forces with another partner in the Grand Rapids market.  

Do your research and put a few grand to the side for fees. 

However I am on the fence because 40 to 50 grand seems way to high, and there is so much great information on BP and books are way cheaper then buying a seminar that I am hearing a lot of negative things about.

This new project is one that I am really excited about because (if everything goes well) it will involve creating a duplex out of a single family home, subdividing a lot within the city of Grand Junction and then new construction of affordable (read as tiny) cottages.

However, I am willing to move and make a commute to work each day in order to get started in real estate investing now.I would like to be able to get to grand central terminal within ~45-60 minutes, and would be looking to purchase a 2-4 unit (hopefully 4) multifamily where I could live in one unit.

I finally closed on my first duplex in Grand Rapids, MI.
