Some people just paint the floors in lower income units, and let the tenants bring in their own area rugs if they want warn and cozy underfoot feelings.

Using "Pending" Comps in Analysis
14 May 2012 | 12 replies
That's not true at all. Many deals fall out for whatever reason. Also the pending comp might have closed already and the listing broker didn't update the status yet in the MLS.I find this frequently and even though my local MLS can fine the broker/agents for not updating on time they are still lazy agents out there.A sold comp 6 months back means nothing.Finance markets have changed, money down, time to close, more regulations, your local market could have stayed flat, declined heavily,or has appreciated and gotten hot.So 6 months ago does nothing for me.Recent closings in 30 to 60 days max in close proximity and not far away will paint a better picture. You also need to look at what is common in buyer paid closing costs and the list price to selling price ratio and days on the market until a sale.Good Luck

Paint color can be changed, roofs can be fixed, but you can't change location.

You can almost be guaranteed the other 3 units are more run down. The empty one probably just got all the new nice stuff to show buyers and paint a pretty picture.

cash on cash return (Should I cash out with a mortgage?)
20 January 2013 | 10 replies
Today I read a book that described cash on cash return vs ROI. and I’m thinking about obtaining a mortgage to get a better return and using the cashed out proceeds to look for another deal.Details:Purchased price 15 months ago with updates (new roof/paint job) was $22,400 (purchased with cash)Cheapest 2 bed/1 bath today is $39,900 in my town on MLS.Rental income last year: $600 per month on HUDProperty manager last year: 8% monthlyLast year expenses: $120 (wife and I replaced the tub handles/hardware) I will forecast $500 for the upcoming year.Taxes paid last year: $383Insurance paid last year: $480Vacancy last year: None (Although I’ll forecast 2 months vacancy for the NOI calculation below (2 months vacancy hopefully is the worst case scenario)HOA: NoneIf my numbers are right my NOI in 2013 might be: $4147Income:$600 rent* 10 months = $6000 annual rentProperty mgt:$6000 *.92% property mgt (8%) = $5520Taxes:$5520 - $383 = $5137Insurance:$5137 - $480 = $4657Projected expenses:$4657 -$500 = $4147If my calculations are right, my ROI this next year might be 18.51% if nothing changes. Please review my thought process below regarding obtaining a mortgage.

You two could become great partners in the future, but I would never fund somebody's first rehab unless, and only maybe, it is no more than a cosmetic carpet and paint type job - and even then only with a firm handle on what the expenses will be.
